Buying the Home Everybody Wants...

When you're shopping for a home, you may become interested in a property for sale that someone

else is also considering. With the lack of inventory, this is happening ALOT these days! In fact, there may 

be several other buyers entertaining the idea of presenting an offer on the same home.

In such a competitive situation, and you really love that home, you will need to move quickly and make some fast decisions.

Start by making certain the property FITS WITHIN your price range. Make sure that range has accounted for an over asking

bid of at least 5%. The last thing you want is to have an offer accepted and find out it is beyond your budget. Make sure you

speak with a lender FIRST, before you go home shopping. 

Next, you want to make an offer that is SO enticing to the sellers that they'll put your offer at the TOP of the pile. There are certain

factors that make an offer enticing.

First and foremost, PRICE. You want to go in at a price that is attractive to the sellers. If the home just came ON market,

sellers are expecting asking to over asking; especially if there are multiple offers. Check the comparables, but more important, the market

trend and climate is most important. Sometimes, homes are so unique, that there is nothing that has sold that can compare.

It's also important that your offer contains FEW, if any, issues that maybe concerning to the sellers.

The ideal offer will feature:

-No conditions. Keep the offer clean and simple. -Avoid conditions like, subject to the sale of the buyer's home.

-A close date that's convenient to the seller.

-A deposit amount that shows you are a serious buyer. More money the better. Cash is always King.

-Evidence of a Preapproval, that you have spoken to a lender and they are willing to give you a mortgage. Contact a lender before going out and touring.

-Although inspections are very important, Upon requesting items of repair to the seller, pick and choose the most serious (major health/safety) issues only.
